November, 2006 -My builder husband, Dave and I (a real estate agent) bought a 1930's stucco 2-family in a beautiful neighborhood in Wellesley, MA. We plan to convert it into a single family, gut the interior of the existing house, and add  two additions. We considered tearing it down and building a brand new house but opted to work with the existing structure to minimize the visual impact on the neighborhood. While our financial return would undoubtedly be higher on a brand new house, we were willing to forfeit that higher return for a finished product that blends in a little easier with the neighborhood. LOCATION, LOCATION, LOCATION - we were fortunate to find this home in the Dana Hall neighborhood in Wellesley. It boasts mature trees, proximity to Wellesley Square, and a scenic brook path. The neighborhood is quiet and boasts some interesting architecture. PLANS - We will spend the majority of our time this month getting bids on construction including siding, roofing, demo work, and foundations. Meetings with our architect, Aaron Socrat or Architectural Services in Natick, are ongoing. TREES - Another important step was meeting with a landscape designer to discuss tree preservation. Whenever possible, we like to preserve trees for privacy and shade on our land as well as the abutting properties. Unfortunately, one large tree will have to be removed from the back yard as it will be too close to the new family room addition. Dave broke the news to the neighbors, and took the opportunity to share with them the plans we have in store for the project.  WHAT'S IN STORE - We can't wait to see what Aaron has come up with!
