Consider these tips when buying a home in Wellesley, Weston or Needham MA

1. Find a real estate agent that knows the local market cold and who is a good fit with your personality. This is probably your biggest financial commitment but it’s also an emotional one so it’s critical that you feel very comfortable with whom you’re working.  Don’t try looking with an agent from out of the area.  What they don’t know can hurt you.

2. There’s no “right” time to buy or sell a home. No one has a crystal ball to help you predict the future.  Pausing to bet on the future of interest rates or market trends could cause you to lose your dream home. Good, well-priced properties don’t stay on the market long and the best houses go to decisive, well-educated buyers.

3. There’s no such thing as the perfect house. Focus on your highest priorities and be smart about which things could be compromised.

4. Be a smart negotiator.  You don’t want to overpay, but don’t let “the deal” be more important than the house.  If you know a house is well-priced and has recently come on the market but decide to low-ball, you may lose you the home you love. A good real estate agent should facilitate the negotiations.

5. Do your homework.  What else are you buying besides the physical aspects of your home?  Location, not only town, but the specific neighborhood, are extremely important.

6. Don’t wait until you’ve found a home and made an offer to get approved for a mortgage. Presenting an offer contingent on a lot of unresolved issues will make your bid much less attractive to sellers.

7. Even if you buy a new home, there will be additional costs. Decorating will cost more than most buyers anticipate.

8. Prepare yourself for a little buyer’s remorse, it’s inevitable and will probably pass -  especially for first time buyers.

9. Choose a home first because you love it, then think about appreciation. A home’s most important role is as a comfortable, safe place for you and your family to live.
