Real Estate: What Buyers Want: Central Air and Oversized Garages

The National Association of Realtors’ survey ranks buyer’s most desired home features

NAR’s 2007 Profile of Buyers’ Home Feature Preferences, which was released in early August, ranks our most desirable features in a home.  Whether we’re looking for new construction or an existing home, we all tend to have similar preferences.  We have very high expectations when looking at new construction but there are features we want and expect regardless of the age of the property.

Of all the desired features, central air conditioning is by far the most important.  We expect this feature regardless of the age of the home.   A close second is an oversized garage; however, we’re much more likely to forego this feature if the home is a number of years old.  A walk-in closet in the master bedroom, a backyard play area and cable/satellite TV-readiness are also important and rank number 3, 4 and 5, respectively.

My own personal preference that did not appear in the results is a mudroom.  It is number 2 on my list, second only to central air.  All new construction looks alike?  That’s because we as consumers tend to value very similar features and contractors are listening to our requests.
