TIPS ON LISTING YOUR REAL ESTATE PROPERTY WITH AN AGENT
Why Broker Open Houses Matter
As much as things change in any industry or profession, there will always be some things that make sense to be left alone, because they work.
In the business of real estate, one such thing is the brokers’ open house whereby listing agents introduce other licensed real estate agents to properties new to the market. As significant as the Internet has become as a marketing tool for real estate property, almost all real estate agents have clients for whom they are previewing properties. There is no substitute for an on-site, professional opinion. Bypassing this important tradition of a brokers’ open house is a disservice to the seller. Why? Once an agent has seen a property that appears to fit the criteria for a specific buyer, the agent will contact the client and set up an appointment. Chances are, if a property is desirable to one client, it will be so to another. The sellers’ goals are to sell their properties for the most money in the least amount of time so maximizing the initial market exposure to the most qualified potential buyers is a key strategy. Introducing a new real estate property at a weekend public open house or simply by posting it on the weekend on the Multiple Listing Service (MLS) does not attract the same degree of targeted exposure.
You may want to ask the real estate broker whom you are considering to become your listing agent, if holding a broker open house is to be part of the marketing strategy. If not, you should ask why.
