A New Look for One of Wellesley's Special Neighborhoods

A visitor returning to Wellesley MA after an absence of several years would definitely be astounded at the transformation of the southwestern area of the Dana Hall neighborhood.

Gorgeous new homes have sprung up along Grove Street just beyond the famous Dana Hall School, new developments have been created along the Dover Road and driving down Livingston Road has become an aesthetic experience. This area particularly lends itself to the construction of stately luxury residences because it is one of the few neighborhoods in Wellesley MA with a minimum 40,000 sq.ft. zoning restriction.

The majority of these high-end sales took place between 2003 and 2005 but construction is still going on and we have every reason to assume that several brand new homes will come on the market in the next year or two.

In the past twelve months we have seen about ten sales in this Wellesley neighborhood, ranging in price from approximately $1m. to $3.5m.  These figures cannot be exact since they do not take into consideration the homes that sold privately and did not officially come on the market.

This area has arguably undergone more change in a short period of time than any other area in the Town of Wellesley MA. Its success shows the desirability of yet one more very special Wellesley neighborhood.
